Early Spring - Realtors Smell Fresh Blood
This is the most dangerous time of the year for homeowners who want to sell their homes. Unscrupulous realtors, often rabid bloggers, smell blood in the water. These parasites will do anything to get a listing. Once they get the listing, their plan is to do no work on the homeowner's behalf until settlement and then smirkingly skulk away with a huge unearned commission. Maybe they will give the client a bottle of wine from Walmart with a recycled bow on it. Those most desperate for unearned commisions will make pie in the sky estimates as to the value of the home to lure wide eyed gullible homeowners to sign up.
Once the house is one the market this type of skanky realtor will constantly pressure the seller to take a major hit and lower the price. Why? If the house price is lowered by b$50,000 it is only $500 less in the realtor's pocket. Think about it. The realtor gets $5,000 on a $500,000 sale. So why not get $4,500 on a quick turnaround and the hell with the sellers. This example assumes that the seller and buyer each have their own realtors and the seller's agent is not the owner of the real estate company (the owner of the company actually makes double what the agent makes).
